I’ve been using a Pakistani VA cold calling company.  I get leads but most are not what were looking for as wholesalers.  Dont get me wrong, every conversation is a opportunity.However, I hear that it is becoming more likely to be sued if you use cold callers (says the PPC people)Just looking for steady quality lead flow that doesn’t cost a fortune, or take my entire life!Any recommendations would be much appreciated.

I'm a new wholesaler who is with the community here. I began in late July. I haven't nailed my first deal yet. I'm feeling stuck and I had to take on my W2 because of bills. I started D4D and I have collected over 300 distressed properties in my local market (Lake County IL), mainly North Chicago IL and Waukegan IL. I had three potential sellers that I had negotiations with but my LAOs were offensive to them and negotiations frayed. 1 of those sellers we actually came to an agreement but his real estate attorney mucked up the deal with an 18 page contract but also the value of the property began tanking fast from all the indicators that I was using. I'm in discussions with a seller who wants to sub-to but another person he allowed to take control of the deed has been giving sparse and fake communications. Another seller has a property that he wants moved but has been receiving advise that he can't move it because he is in a dispute with a contractor who has been making improvements for

Even with solid comps and decent spreads, I’ve had more buyers hesitate or pass on deals that would’ve moved fast a year ago. Then I saw this stat: flipping profits are down to 25.1%, the lowest in 17 years.Makes sense, right? Rehab costs are high, buyers are more cautious, and the margin for error is way thinner.I’ve been tightening my ARVs and getting even more conservative with rehab numbers, but it still feels like the buyer pool is more selective than ever.Anyone else feeling this shift?Are you doing anything differently to get deals across the finish line?

In my hustle for closing deals, I have noticed that there are a ton of wholesalers with a lot of inventory that hasn’t been moved in weeks; some have extended to months. I have spoken with 3 wholesalers today and each one has over 60% of their inventory still on hand from 75 days ago. (By the way, is 75 days a long time or a short time to hold property as a wholesaler?) Then, I have 5 buyers all demanding that I lock up the property at no more than 60-65% of ARV. And, that sticks me with making only lowball offers; not including my fees. (By the way, is 60%<ARV a lowball offer?) Speak to me family, and help me out here...😩

How do I navigate to GOD Mode?

What position does a new wholesaler begin with? The LAO or the MAO? What to do when the LAO feels too uncomfortable to present to the seller and it could possibly kill negotiations? And is it good to risk assignment fees to get the first contract under the belt, using MAO? Just some things I’m wrestling with as a beginner..  😵

I’m trying to list a property on investorlift lite and it wont let me switch the state, it says its linked to the street address and will switch automatically when you enter the street address, however it doesn't switch to the correct state. How do I fix this? Any help is appreciated!

I just reached out to a buyer found through Artemis Mode via the text. When I talked to him on the phone I confirmed that the messages I've send have NOT be received. This is disappointing

In the past few weeks all text campaigns to buyers via platform aren’t effective, I’m not getting any responses or calls, while several weeks ago response rate was much better, just want to know if it’s working for other users.

The VIP selection on campaign is now gone. Which in my opinion is ridiculous that this option has been eliminated from the options. Why was the reason for this? Thanks
