Hi All,

 

I am new here. Opened my holding company it’s 6 months old, and a foreign entity in Sacramento Ca.  My is to wholesale a few homes to get the liquid cash needed to start to Brrr.  Found myself with Investorlift, been to the university portion, working through it slowly.   Would love to get this going this year.  Not sure how, and that I have all of the right processes in place before dipping in to an unforgiving market.

Congrats on getting the holding company set up and taking the time to learn the InvestorLift platform properly. Starting with wholesaling to build liquidity before moving into BRRRR is a smart, disciplined (love that word😁) approach, especially in today’s market.

You’re doing the right thing by focusing on process and fundamentals first. Take it step by step, stay conservative on underwriting, and don’t rush deals just to get one done. This market can be unforgiving, but it also rewards operators who are patient and prepared.

Thank you so much for the encouraging words.  I set up my buy box and got my first hit, in the area I am looking for. I have a call with liberty funding in the next day or two and will let them know one property that I am interested in, prior to reaching out.  If the numbers work, I will reach out with an offer letter.  One step at a time, with processes in place, a plan and a team ready to do the first deal.  Exciting and scary at the same time.

Update on Liberty Funding,

when I had the preliminary conversation I was candid, Honest about my company, my credit status, and what I was looking to do if funded.  The associate mentioned with my credit and business credit I have attained I could potentially get some credit cards with 0 percent interest for 18 months.  
 

I am going to hear them out, but I am not seeking to get my continued to debt without an exit plan that works and is profitable for everyone.   One thing I learned as a Marine Corps Veteran is always have a plan, more than one if possible.  The Word Discipline comes to mind.

 

the question here is, how can I leverage this to my advantage and be able to win.  To me this strategy is best used in a rehabilitation situation.  But not sure how it would help me get the first deal done.

 

The idea is to at the exit pls everyone gets paid, and my company would have gain some fair margin of profit to start the money engine (per say) that will fuel my first Brrr deal. Which is my end game.  The snowball effect per say.

Totally get that. Just for context, I already have 3 cards with 18-month 0% APR, about $50K each. They allow cash access or can be used directly on a property, and when used right, they work really well.

I only use them with a clear plan and exit, usually for rehab/value add deals. Not interested in piling on debt just to do it !

Also… the points have worked so well I’m pretty sure I’ve flown around the world at this point 😄
