I want to be able to filter out deals programmatically. For example, I want to filter deals with low sub-to interest rate. Currently, there is no option to add a filter for this. So, is it possible to provider API access when a deal is listed? I can use LLMs to filter out the deal I want. Currently, Zapier only has APIs for sellers. There’s no Zapier access for buyers.

Does anyone know when InvestorLift will fix their site so we can see listings again? I was going to reach out to a seller on here, but now I don’t have a way to do that. Even the login page gives a 500 error. I cleared my cache, used a private tab, and also used another browser, but nothing works. I’m a software engineer, so I know that a server error isn’t something I can fix on my end, but client side data could influence it.It has been going on all day today, so you’d think they’d have it fixed by now.

I am trying to verify a listing that I am direct to seller on. When I upload the document, it keeps declining the verification but I am using the correct contract and LLC. Does anyone know how to fix this?

I’ve been using a Pakistani VA cold calling company. I get leads but most are not what were looking for as wholesalers. Even with solid comps and decent spreads, I’ve had more buyers hesitate or pass on deals that would’ve moved fast a year ago. Then I saw this stat: flipping profits are down to 25.1%, the lowest in 17 years.Makes sense, right? Rehab costs are high, buyers are more cautious, and the margin for error is way thinner.I’ve been tightening my ARVs and getting even more conservative with rehab numbers, but it still feels like the buyer pool is more selective than ever.Anyone else feeling this shift?Are you doing anything differently to get deals across the finish line?
