The most efficient way to get direct-to-seller leads is by using a seller site (landing page) that allows motivated sellers to submit their property information directly to you. This method helps you build a pipeline of exclusive, inbound leads from property owners who are ready to sell.

That said, please note that Investorlift retired our built-in landing page feature as of June 1, 2025. While we no longer offer a seller site natively within the platform, you can still take full advantage of this lead gen strategy by creating your own landing page using tools like Carrot, GoHighLevel, or a custom-built site with a simple form and lead capture workflow.


Welcome ​@TaavonRE I am afraid there isn’t a one size fits all answer for that question. Your budget is going to be a big influence on the types of leads you can practically get.

The lower your budget you need to be proactive, get free county list such as probates and foreclosures. A little internet research and you can find how to get these leads for free in counties you want to target. Use truepeoplesearch or a skip trace tool if you have a little budget and get the contact info and call these property owners. If you have a little budget, mail them as well.

With even more budget. and you have the ability to have quality conversations with sellers, try pay per lead services like, leadzolo, ispeedtolead, propertyleads or others that are out there. And with a heathy budget, $5K and up a month, the most motivated leads are your own webleads via a well run pay per click campaign on your branded website.
