Main highlights:

🔥 Live Deal Breakdown - Terre Haute Duplex (IN)

  • $65K under contract

  • $1,350/mo current rents (with room to push to ~$1,550)

  • Light value-add (roof + minor updates)

  • Strong buy-and-hold play
     

Instead of waiting on inbound interest, we:

  • AI blasted the deal

  • Jumped straight into God Mode

  • Filtered for active buy-and-hold buyers

  • Identified owners with 5-60+ properties in a 3-mile radius

  • Called + texted high-probability buyers directly
     

Within ~30 minutes, we had multiple serious buyers engaging (including one of the bigger operators in the area).
 

📌 Big takeaway:
If buyers aren’t “coming to you,” go sniper-mode.
Filter by ownership date, property count, proximity, and recent activity. The right buyer is usually closer than you think.
