How to Make Your Deal More Attractive to Serious Buyers

As an active buyer on the platform, I want to share something constructive that I believe would help deals move faster and close stronger.

What I personally look for in a deal post:

1. ARV backed strictly by recent closed comps (last 6 months).
Not the highest sale in the neighborhood , the median or realistic average of similar renovated properties.
Same bed/bath count. Similar square footage. Similar lot type. Similar renovation level.

If a comp is superior, just explain the adjustment. Transparency builds confidence.

2. Clear differentiation between closed, pending, and active listings.
Active listings are helpful for market direction ,but they are not ARV support.
Closed sales are what give buyers conviction.

3. A conservative exit case.
Show the base ARV.
Then show ARV -5%.
If the deal still works under pressure, buyers lean in instead of hesitating.

4. Realistic underwriting.
Reasonable DOM assumptions.
Accurate rehab scope.
Acknowledgment of potential friction points (roof age, layout issues, busy street, etc.).

When I see disciplined underwriting, I move faster.
When ARVs are stretched, I slow down.

Now, I understand not every seller can do this.
Large wholesalers moving high volume may not have time to deeply underwrite every single property.

But for smaller sellers , especially those moving one or two deals at a time ,this level of detail is a competitive advantage.

It:

  • Builds buyer trust

  • Reduces re-trades

  • Shortens decision time

  • Minimizes price reductions later

  • Helps the property move faster

Strong underwriting doesn’t scare buyers away.
Optimistic underwriting does.

Just sharing honest feedback from someone actively buying and looking to close more deals — not fewer.
