Hi Community!
We’ve heard some questions about what really influences offer prices and speed. So, we analyzed every property that received an offer on Investorlift in 2024, and here’s what you need to know: Do emojis, bold text, or colors in your listing description impact offer price?
Nope. The data shows that there’s almost ZERO correlation between formatting (, bold, centered text, colors) and the offer price.
So what actually makes a difference?
-
Marketing campaigns sent via Autopilot had the strongest correlation with faster offers.
-
Price ratio trends remained stable before and after recent platform changes—meaning external market factors are likely at play.
-
The timing of offers hasn’t significantly changed, except for minor variations expected in any real estate cycle.

* lighter color -> stronger correlation
This chart shows the correlation between different listing factors:
-
price_ratio (offer price / asking price) → How close offers are to asking price.
-
days_before_offer → How long it takes to get an offer.
-
Formatting methods (emoji ratio, bold/italic, centered text, colors) → These have near-zero correlation with price ratio or days to offer.

The ratio of offer price to asking price, with the blue one (in the background) being properties posted before the change was made and the yellow being properties posted after the change was made.

Here we can see how many days after a listing was posted that an offer came in.

What this means for you:
-
Focus on strategic marketing rather than tweaking listing descriptions.
-
Leverage Autopilot to get your deals in front of the right buyers faster.
-
Pricing strategy and buyer engagement matter far more than formatting tricks.
